The general HOA meeting started at 7:35 pm with HOA president Chris Brownlow welcoming the attendees. Officers Elliot and Jeff commented on homes on the vacation watch program; check your cars to make sure the fobs are not close by in order to secure the car. They spoke about crime prevention through environmental design. The officers also commented on surveys on houses and the app Safer Watch.
Jason shared the video on the vacation watch program. Council Member Allbritton mentioned the “Vacation Watch” service and also spoke about his campaign signs made in white and green.
Kathy Sullivan spoke about the Scholarship program and thanked the HOA for the $1,000 gift.
Mayor Breitkreuz invited all to attend the council meetings, especially the meeting to be held on Jan. 28th. Council Member Hartmann commented on the different HOA boards in our town and the participation needed in publishing the Waggler.
Council Member Gary Jablonski gave the presentation related to drainage: Green Meadows project, Dykes Rd., SW 202nd, SW 50th and 182nd, as well as 199th. Also, the drainage grant pending from Broward County. Storm water master plan $250 thousand grant from FDA, to give direction and prioritize on storm water. TSDOR construction on its way. Pending agreement with Broward TSDOR $2.2 million FDLE grant.
Council Member David Kuczenski spoke about speeding issues and stricter dark skies ordinance.
Mrs. Marnette Wegmann presented to the people attending the meeting her concerns about nuisance for new construction and development. She specifically mentioned the Hancock and Luray property; Mayor Breitkreuz informed all about having their hands tied but are trying to work something out. Lori Parrish proposed that the appraiser deny agricultural exemption and are ready to file suit. Mr. George Cailis considers that if only the owner of that piece of property would stop dumping loads and stop the abuse.
Chris shared the condolences to Ms. Lauretano, administrator Russell who lost his brother, Jeff who lost also a family member.
Justin also suggested installing speed bumps. There was a garden proposal by Lori Parrish.
The meeting ended at 9 pm. Next HOA meeting will be on February 24th via zoom.

(SRHOA) residents! May I begin by wishing all of you
health, wealth, and happiness for 2021! We live in a
beautiful community with wonderful people. Together, I
know we will make this an exceptional year.
Here are issues/activities/events I wish to share:
• Perhaps you have seen our communications via email
and/or Facebook. With support from the Town, we are
engaging in initiatives to promote traffic calming, noise
abatement, safety, and responsible use of fireworks.

Also, please read the Town’s monthly Southwest Rancher
for other vital information and contacts. I would be
remiss to not thank Jason Halberg and the rest of the
SRHOA board for their assistance and support.
• In late November, the Town contacted the SRHOA
concerning a proposed Northbound turn lane onto
148th Avenue (Volunteer Road) from Eastbound Sheridan
Street: your input was needed within a short twoweek
response window. You, the residents of Sunshine
Ranches, responded in overwhelming opposition to this
proposal (via our sunshinerancheshoa@gmail.com). At
the December 9th general meeting, in the presence of
a quorum, the residents motioned to request Council
adopt a resolution supporting our position. The motion
was presented at the December 10th Town Council
meeting, and will move forward in January. Thank you to
Councilman Kuczenski for supporting his residents.
• We have a goal to install our Pioneer Plaques in
2021… if we missed you (a resident of 30 years or more),
please contact us. These tokens of thanks and recognition
will be installed at both major entryways into Sunshine
Ranches (Griffin and Hancock & Flamingo and Stirling),
commemorating our community’s founding families.

• Are you planning to go away for the holidays? If
so, please consider Davie Police Department’s (DPD)
Homeowners Vacation Extra Watch, a program created
so homeowners, on brief trips or vacations, can request
an extra watch of their residence. Simply fill out the
form and a Davie Police Officer will make every effort
to conduct an extra watch of your residence while you
are away. DPD urges you not to announce on social
media you are away, and to make arrangements with a
trustworthy neighbor, friend, or family member to collect
your mail or any deliveries you may be expecting. They
also recommend setting outside lights to turn on and off

• Have you thought about getting more involved with
the Town or the HOA? Do you believe in our community’s
vision? Here are some ways to help. The Town has several
volunteer boards: consider applying to one which suits
your interest and expertise. Both the Town and the
HOA have publications: consider writing an article for
submission. The HOA has upcoming elections in March.
The SRHOA Nominating Committee is establishing the
slate of officers and board members (which must be
announced in January). If you would like to serve on
the HOA board, and appear on the slate, contact the

• Meeting started at 7:35pm on Wednesday, December 9th,
2020, and a quorum was confirmed. President Chris Brownlow
commented on the proposed U-Turn/left turn traffic change
at Sheridan and SW 148 Avenue. A motion was made by Tony
Browne and seconded by Bob Parker opposing the above
modification which would present potential traffic issues. This
motion was approved unanimously.
• Officer Elliot, Salston and Jeff provided police report: 47
citations, enforcement of speeding on Griffin Road as bicycles
are increasing, as well as cars broken into on Old Sheridan Street.
It was further recommended to be careful when shopping. Also
mentioned was the “Drive Slow in the Ranches” campaign.
• Mayor Steve Breitkreuz was pleased with the number of
residents who applied to volunteer on the Town’s Advisory
Boards for this year. He also commented on the issue relating
to noise and the direction needed to mitigate, especially at the
end of the year celebrations. He also talked in depth about the
comprehensive advisory board on their current discussions
to protect our community from developers and suggesting
additional protection measures.
• Council member Jim Albritton commented on starting civic
associations which would include Green Meadows, Rolling
Oaks and/or Country Estates.
• Jason Halberg commented on the timing it takes to repair
potholes. Mayor Breitkreuz then commented on the process/
logistics on how the Town gets the potholes repaired.
• Christine shared who would be on the Nominating Committee
for the upcoming HOA Board Elections in March: Lori Parrish,
Rose Williams, and Bob Parker. She also commented about the
new names added to the plaques.
• Lori Parrish asked the Board, Mayor and Council Members,
who were present, for a new vision opposing commercial
development, except agricultural, and for maintaining our rural
lifestyle. Lori also mentioned that the town residents voted in
support of the 5-0 amendment. Lori further shared some concerns
regarding the recent Council’s appointments to the Advisory
Boards. She stated that the Council should only appoint those
who support our rural lifestyle and represent the respective
views of that Council Member.
• Treasurer reported $24,009.33 in the bank
• Membership 232 members
• Vilma, Jason and Tony will work on QuickBooks options for
membership to be paid online. Christine, Judi and Vilma will
contact advertisers for renewals.
• Lori will help with the list of new owners in the Sunshine
Ranches boundaries to have the membership list updated.
